Ontario home sales remain very strong in January
Highlights
·         Residential sales up 4.9% in January 2016 compared to a year earlier.
·         New listings in Ontario numbered 21,405 units in January 2016, a decline of 10.6% compared to last year.
·         The provincial average price of homes in January 2016 rises 11% compared to a year earlier.
·         There were 4 months of inventory at the end of January 2016.



Residential sales activity reported through the MLS® Systems of real estate Boards and Associations in Ontario numbered 10,323 units in January 2016, up 4.9% from a year earlier.

New listings on the MLS® Systems of real estate boards in Ontario numbered 21,405 units in January 2016, a decline of 10.6% from a year earlier.

The provincial average price for homes sold in January 2016 was $466,053, rising 11% from a year earlier.

There were 4 months of inventory at the end of January 2016, down from 5 months from the same time one year ago. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The Ontario sales-to-new listings ratio was 65.2% in January 2016. A sales-to-new listings ratio between 40 and 60 percent is generally consistent with balanced housing market conditions, with readings below and above this range indicating buyers’ and sellers’ markets respectively.

Strong Start to 2016



February 3, 2016 -- Toronto Real Estate Board President Mark McLean announced Greater Toronto Area REALTORS® reported 4,672 residential transactions through TREB's MLS® System in January 2016. This result represented an 8.2 per cent increase compared to January 2015.

"It is clear that the handoff from 2015 to 2016 was a strong one. This is not surprising given that recent polling conducted for TREB by Ipsos suggested 12 per cent of GTA households were seriously considering the purchase of a home in 2016. Buying intentions are strong for this year as households continue to see home ownership as an affordable long-term investment," said McLean.

The MLS® Home Price Index Composite Benchmark Price for January 2016 was up by 10.7 per cent on a year-over-year basis. The average selling price over the same period was up by 14.1 per cent.

The difference in the annual growth rates for the MLS® HPI and average price was largely due to a greater share of high-end detached homes sold in the regions surrounding the City of Toronto this year compared to last. The MLS® HPI removes the impact of shifts in the share of different property types sold from one year to the next.

"Market conditions in January were tighter compared to a year earlier, with an annual increase in sales up against a decline in listings. This is why growth in the MLS® HPI benchmarks continued to be strong, especially for singles, semis and townhouses, where there has been a persistent lack of inventory," said Jason Mercer, TREB's Director of Market Analysis.

It gives me great pleasure today to inform you that this morning, Ted McMeekin, the Minister of Municipal Affairs and Housing, informed the legislature that the government will not give municipalities the ability to charge a municipal land transfer tax (MLTT).

Below is a portion of copy of the Minister's statement:

While we are currently reviewing the feedback from our partners, it is clear is that there has been no call for a Municipal Land Transfer Tax.  I was pleased communicate our government's position today, that other than in Toronto, where the power already exists, our government will not be extending Municipal Land Transfer Tax powers to other Ontario municipalities.

In short, the government has listened to our campaign and agreed that the MLTT was the wrong tax for Ontario municipalities. In doing so, you, Ontario REALTORS, have helped stop one of the largest tax increases on home ownership in a generation. 

It is one of the biggest government relations wins in our association's history. Congratulations everyone!

How comfortable would you feel opening your home to a complete stranger? Under normal circumstances, most people would never let strangers roam around their home, but it’s a key component of an open house when selling a home. It’s important to understand the potential for theft or damage.
“Holding an open house can be a great way to attract potential buyers, but it’s important to consider safety and security,” says Joseph Richer, registrar of the Real Estate Council of Ontario.
Fortunately, a few simple steps can go a long way. Protect your valuables, such as:
    • Portable electronics,
    • Jewelry and other valuables,
    • Passport and travel documents,
    • Receipts, bills and personal information
    • Prescription medication.
Thieves know to look in closets and sock drawers, so the items should be placed somewhere secure, like a safe, or offsite at a friend’s home.
Keep track of who enters the property by having your real estate professional ask each visitor to show identification and complete a registration form.
Ask your representative to limit the number of visitors at one time, or to bring an assistant to ensure that all visitors are escorted as they tour the property.
“It’s important to remember that it’s your home, and you set the rules for visitors,” says Richer.


“Communicate early and openly with your registered broker or salesperson about how the open house will work.”

Toronto named hottest luxury real estate market in the world



TORONTO – High-end homes are being snapped up increasingly fast in Toronto, named the world’s hottest luxury real estate market in a new report that looks at where the wealthy choose to live.
The study says the extremely low supply of homes in Toronto has pushed prices for relatively average homes to over $1.2 million, and up to $4.8 million for larger homes or those in more desirable neighbourhoods.The report by Christie’s International Real Estate says Toronto was the only location among the world’s top 10 markets to see a faster pace of luxury home sales last year over 2013 – 37 per cent in 2014, compared with only four per cent the previous year.
Homes worth $1.2 million or more spent less time on the market in Toronto than in any other top locations – an average of 31 days, eight days less than the previous year.

By comparison, the second-fastest market was San Francisco, where homes in that price range took an average of 71 days to sell. The report says the global average in 254 days.
However, Toronto ranked only 10th on the general luxury index, which measures overall prices as opposed to growth and demand. London was ranked first.
“2014 was the Toronto market’s second-best year on record,” Justine Deluce, a broker at Chestnut Park Real Estate, said in the report.
“If there had been more inventory, the record would easily have been shattered.”
On average, luxury resort markets saw a stronger boost in sales than urban areas last year, the report shows.
The Muskoka region north of Toronto saw a “marked increase” in luxury home sales, especially in the $2.4 million or more range, which went up 66 per cent from 2013.
“The jump in luxury sales volumes does not necessarily show that average sale prices increased, but does indicate that buyers had an appetite for more expensive recreational properties-something that has not occurred since before the recession of 2008,” Deluce said.
Last year also saw more properties than ever being sold for more than US$100 million across all markets.

Is Investing in Condos in Mississauga a good idea?

Like almost any investment, you need to look at the type of return that you are expecting as well as the level of risk that you are willing to assume.

Investing in condos is a safe long term investment with a historical increase in property values significantly above inflation. As far as I am concerned there are 3 certainties in life...death, taxes and the fact that real estate value will always increase over time (at lease until we colonize other planets).

Having said that, I do not recommend "flipping" condos or looking at a condo as a short term investment. The costs of entering and exiting are just too high. For the long term though, condos in the 600-700 sf range in high quality areas are excellent investments.

Real Estate provides 3 powerful ways to earn a return:

1. Property value increase - As I had mentioned above the historical increase in property values is significantly above inflation. At any given time the Real Estate Market can be up or down, but over time it will always increase. The only time that you will lose money in real estate is when you are forced to sell.

2. Paying down your mortgage (building equity) - The rental market is incredibly strong, as are rental prices. This means that you can have someone else pay your mortgage down and build equity for you(hopefully without you spending a dollar on anything other than upkeep).

3. Monthly cash flow from rentals - While most new condo purchases yield are "break even" investment up front, as rental prices increase over time (all things equal) your mortgage payment should actually decrease, which will create a monthly cash flow that will grow year over year.

Canada vs USA

February 20, 2014


Coming off a thrilling Canada/US game in women’s hockey, it’s the men’s turn to take on their American rivals.

If there was ever a time for goal-scorers to live up to their reputations, this would be it.

Team Canada faces off against the U.S. in the semifinals of the men’s Olympic hockey tournament this Friday.

I will be in Detroit, hoping for a 3 hour delay so I can watch the game at some Oxygen Bar at the Airport and it looks like the weather will be cooperating with me.

I do hope that I will run into Detroit’s Eminem, Kid Rock or Madonna, but mainly I am hoping wishing and praying that my Purple Suitcase and Hoodie don’t get me mistaken as some Bieber or Raptors Fan.

The Olympics are okay but I am really looking forward to be the return of Scandal and Once Upon a Time. Now there are some awesome series to check into it. I am also happy to report that I brought my friends Geek Collection of Movies and am about to watch a very iconic Empire.

I am wondering if Delta will show the game on the flight because I need to know who will win the case of beer, Obama or Harper?

It has been such as active winter. I am looking forward to getting away for two amazing weeks in my home away from home- Puerto Vallarta. Then a returning to a very active spring market. It is always the same here in the GTA. I notice my friends in Victoria enjoy warmer climate and consistency throughout the year.

Once again this winter people are not listing their homes, causing a shortage, and the lack of supply encourages multiple offers and price increases. Great for Sellers, not so good for Buyers.

Once the weather changes there will probably be more signs in the City especially if the Provincial Liberals move to an election in May. Many houses will be put up for sale and I expect that they will sell quite fast due to pent-up demand. This is almost a yearly occurrence in the GTA and will cause us to have a very busy few months, which will leave some sellers disappointed if they wait to long to and list their homes in the summer months.

Yes, Virginia, there is a Santa Claus!

Merry Christmas to All!

Eight-year-old Virginia O'Hanlon wrote a letter to the editor of New York's Sun, and the quick response was printed as an unsigned editorial Sept. 21, 1897. The work of veteran newsman Francis Pharcellus Church has since become history's most reprinted newspaper editorial, appearing in part or whole in dozens of languages in books, movies, and other editorials, and on posters and stamps.
"DEAR EDITOR: I am 8 years old.
"Some of my little friends say there is no Santa Claus.
"Papa says, 'If you see it in THE SUN it's so.'
"Please tell me the truth; is there a Santa Claus?

"VIRGINIA O'HANLON.
"115 WEST NINETY-FIFTH STREET."

VIRGINIA, your little friends are wrong. They have been affected by the skepticism of a skeptical age. They do not believe except they see. They think that nothing can be which is not comprehensible by their little minds. All minds, Virginia, whether they be men's or children's, are little. In this great universe of ours man is a mere insect, an ant, in his intellect, as compared with the boundless world about him, as measured by the intelligence capable of grasping the whole of truth and knowledge.

Yes, VIRGINIA, there is a Santa Claus. He exists as certainly as love and generosity and devotion exist, and you know that they abound and give to your life its highest beauty and joy. Alas! how dreary would be the world if there were no Santa Claus. It would be as dreary as if there were no VIRGINIAS. There would be no childlike faith then, no poetry, no romance to make tolerable this existence. We should have no enjoyment, except in sense and sight. The eternal light with which childhood fills the world would be extinguished.

Not believe in Santa Claus! You might as well not believe in fairies! You might get your papa to hire men to watch in all the chimneys on Christmas Eve to catch Santa Claus, but even if they did not see Santa Claus coming down, what would that prove? Nobody sees Santa Claus, but that is no sign that there is no Santa Claus. The most real things in the world are those that neither children nor men can see. Did you ever see fairies dancing on the lawn? Of course not, but that's no proof that they are not there. Nobody can conceive or imagine all the wonders there are unseen and unseeable in the world.
You may tear apart the baby's rattle and see what makes the noise inside, but there is a veil covering the unseen world which not the strongest man, nor even the united strength of all the strongest men that ever lived, could tear apart. Only faith, fancy, poetry, love, romance, can push aside that curtain and view and picture the supernal beauty and glory beyond. Is it all real? Ah, VIRGINIA, in all this world there is nothing else real and abiding.

No Santa Claus! Thank God! he lives, and he lives forever. A thousand years from now, Virginia, nay, ten times ten thousand years from now, he will continue to make glad the heart of childhood.
